Wirral builders: what to look for

Picking a builder is the single biggest “who do you know?” question in most people’s lives. Wirral’s got plenty of them, from one-man extensions outfits to proper construction firms, and the difference between a good one and a chancer is measured in tens of thousands of pounds. Here’s how to sort the real ones before you sign a contract.

Work out what kind of builder you need

“Builder” covers a lot of ground. Sort this first and you stop ringing the wrong companies:

• Extension or loft conversion: proper structural work. You want a main contractor who runs the site and coordinates the trades, or a builder who works with their own small team and brings in specialists (plumber, sparks, plasterer) as needed. Always ask for a project manager or clear point of contact.
• Full renovation or refurb: gutting and rebuilding internally. Similar ask, you want a firm used to running a full project rather than a jobbing builder. Get a realistic programme with dates, not “about six months.”
• Small works and repairs: brickwork, a bit of rendering, garden walls, garage conversions. A smaller outfit or a decent handyperson-builder is usually better than a main contractor who’ll charge you like it’s a project.
• New builds: if you’re self-building, you want a firm with recent new-build experience on their website, insurance that covers it, and happy-customer references you can actually call.
• Landscaping, hard-standing, driveways: often lumped in with “builders” but usually a separate specialist. Not every builder does paving properly.

Five questions to ask before you sign anything

Before you agree to anything, before you pay a deposit, before any materials are ordered. Ask every one of these.

1. Can I see a job like mine that you’ve finished in the last twelve months? Not photos on a website, a real address, ideally a phone call with the customer. A decent builder is proud of recent work. A chancer fumbles this.
2. Will I get a written contract with payment stages tied to work completed? Essential. Upfront deposits of more than 10-15% are a warning sign. Stage payments should match work done, not calendar dates.
3. What’s your public liability insurance and do you have employer’s liability if you’ve got staff? £2m minimum public liability for building work. Employer’s liability is legally required if they have employees. Ask for the policy number.
4. Who’s the project manager and who’ll actually be on site? The face that sells you the job isn’t always the one who runs it. Get names. Find out how often the project manager will visit.
5. What happens if the job runs over or costs more than quoted? A proper contract handles this with a variation procedure. Ask how “extras” are priced and agreed, the most common nightmare stories start with “while we were in there, we noticed…”

What a good listing actually tells you

Five minutes on a builder’s listing and a quick look at their website saves you weeks of hassle:

• Photos of finished projects, ideally with some in-progress shots: you want to see the stages, not just the glamour shot. It tells you they’re proud of how they work as well as the result.
• Reviews that name the project: “they did our two-storey extension in 14 weeks, cleaned up every day, stuck to the quote within 3%” beats “great builders” by a mile.
• A registered business address and company number: not just a mobile. A limited company is easier to chase if things go sideways.
• Trade memberships: FMB (Federation of Master Builders), NHBC, TrustMark, or similar. None are magic bullets, but registered firms have been checked to some standard.
• How they handle a bad review: calm explanations and an offer to sort it is the sign of a company that takes complaints seriously. Aggressive replies are the sign of one you should walk away from.
