York estate agents: how to pick one

York’s property market is a mix of old stone terraces, new builds out in Huntington and Haxby, and plenty of buy-to-let in between. Choosing an estate agent has less to do with glossy window boards than with who’ll actually get your house sold. Here’s how to find a good one.

Work out what you actually need
“Estate agent” covers several related jobs, and knowing which one you need saves hours of the wrong conversations.
- Selling your home: you want an agent who sells houses like yours, in your area, in your price range. Look at their recent sold boards as well as the “for sale” ones, since sold is the number that counts.
- Buying: you’re not hiring anyone, you’re dealing with whichever agent the seller picked. What helps is knowing which branches answer promptly and which leave you on hold, because that decides whose listings are worth chasing.
- Letting out a property: a separate skill. Look for a proper lettings department, redress scheme membership, and a clear answer on whether they offer full management or tenant-find only.
- Renting, looking for a place: much like buying, in that you don’t choose the agent. Knowing which firms reply and treat renters fairly can save you weeks.
- New-build specific: much of this goes through the developer’s own sales office. A local agent is still useful for comparables and advice, but the process works differently.
Sales and lettings are different trades, even within one firm, so make sure the branch you’re talking to does the thing you need.
Five questions to ask before you instruct
If you’re the one hiring, to sell or to let, use these five to sort them.
- What have you sold recently on my street or within half a mile? You want real sold prices, not asking prices. A good agent can talk you through comparable sales in five minutes, while a bad one waves vaguely at “the market”.
- What’s your commission and contract length? Sole agency is typically 1 to 1.5% plus VAT, and multi-agency costs more. Contracts run anywhere from 6 to 16 weeks, and shorter usually suits you better.
- How do you value a home? You want a specific answer, like comparables, recent sales and local knowledge, rather than “our system”. If three agents give wildly different figures, the highest is usually telling you what you want to hear to win the instruction.
- What’s your marketing package: photos, floorplans, Rightmove premium, video? Ask for specifics. Professional photos and a proper floorplan are the minimum in 2026, and anything more is a bonus.
- How often will you update me, and who’s my main point of contact? Radio silence is the most common complaint about estate agents, so agree on this before you sign.

What a good listing actually tells you
Do a bit of homework on the listing and the branch before you ring.
- Reviews that describe the process: “kept me updated every few days, pushed through the chain when it stalled” tells you far more than “lovely branch”.
- Membership of a redress scheme: The Property Ombudsman or the Property Redress Scheme. Every agent has to belong to one, and good ones display it.
- Recent sold properties in the area: check the Rightmove sold prices for the branch’s postcode. It’s public data.
- Named negotiators on the team page: a branch manager and a couple of named negotiators suggest a real, staffed office.
- How they handle bad reviews: moving house is stressful, so some bad reviews are inevitable. Watch whether the replies are calm and explain things, or defensive and snippy.
